Your Home Closing: A Practical Preparation Checklist

Prepare for a home closing with the documents, questions, and confirmed instructions you need before signing and sending funds.

You have a closing date. Now there are documents to read, money instructions to verify, and unfamiliar terms to ask about. It is reasonable to need explanations before you sign. This checklist helps you organize those questions and appointment details with your lender, settlement or escrow professional, and attorney. It also helps you keep track of the final records once closing is confirmed.

Before the Appointment

Ask your closing contact which documents you can review in advance. The CFPB recommends reviewing closing documents and comparing the Closing Disclosure with the Loan Estimate. Put questions about differences on one list and send each to the person who can answer it. Do not assume that a scheduled appointment means every issue has been resolved.

Before Sending Money

Follow the instructions of the authorized settlement, escrow, or financial professionals. The CFPB warns that closing scams can impersonate trusted participants. Verify unexpected payment instructions through previously established contact details, rather than relying on a number supplied in the suspicious message. An administrative coordinator should not change a destination account or authorize a transfer for you.

When the Plan Changes

Worked example: a California homebuyer learns that a co-buyer cannot attend the scheduled signing. The buyer tells the closing professional promptly and asks for the approved next steps. The coordinator tracks the revised appointment and document package after those instructions are confirmed. No one assumes another person can simply sign in the absent buyer’s place.

After the Closing Is Confirmed

Ask your closing professional when and how you will receive the final documents. Keep a list of what has arrived and the contact responsible for anything outstanding. Closing, possession, and moving day may be separate events; confirm the dates that apply to you.

Keep the final records together with the contact list. If a message says only “done,” ask which step has been completed. You should not need to search a long text thread months later to find an important document or work out whom to call.
